The structure is divided into two sections: one designated for offices and the other for production space. The technical specifications are carefully tailored to meet the anticipated requirements of future residents, accommodating a spectrum of industries such as light manufacturing, e-commerce, IT, film production, design studios, and more. This adaptability is facilitated by generous ceiling height, optimal column spacing, robust floor capacities, strategically positioned freight elevators, and the presence of huge gates.

The building features a spacious atrium that opens up to an event plaza. Notably, the facade incorporates structural elements that also serve as artistic features, including a pipe staircase, a spiral staircase, and a light installation.

These elements emphasize the attractiveness and social significance of the building, allowing it to become a genuine “third place” for the district’s residents.
